Case Study No. 4: Concise review of potential development sites in Staffordshire

Summary advice prepared regarding the residential development potential of sites in Staffordshire.

We were approached to provide a swift and concise overview of the potential for housing on two garden sites in Staffordshire, one within the Green Belt, and the other in an urban area.  We carried out a review of the Council’s Local Plan, its housing supply, and both sites’ planning history and constraints.

We then set out the development potential of both sites in an email.  That included the next steps in terms of preparing an application, necessary supporting documents, and any onerous requirements such as s106 contributions, affordable housing and the Community Infrastructure Levy.
