Case Study No. 3: Development appraisal of agricultural land and buildings

Detailed report prepared setting out the residential or commercial development potential of agricultural land and buildings.

We were approached to provide advice regarding the development potential of agricultural buildings and land.  We carried out a detailed review of planning constraints (including listed buildings, tree preservation orders, conservation areas and landscape designations), the site’s planning history, existing planning conditions, and the Council’s policies and supplementary guidance.

We also reviewed the Council’s housing requirements and housing land supply, and its Strategic Housing Land Availability Assessment.  Following a thorough site inspection, and having regard to the development plan and the National Planning Policy Framework, we prepared a detailed report with plans and appendices setting out the development potential of different parts of the property in the short, medium and long term.
