Case Study No. 6: Agricultural storage building in Herefordshire

Approval given for an agricultural storage building.

Agricultural holdings benefit from ‘permitted development rights’ allowing various forms of development to be undertaken without the need for planning permission.  We met our client on site to understand his requirements, and to agree the size and siting of a proposed agricultural storage building, together with the location of a new access.  Having regard to permitted development rights we then submitted a ‘prior approval’ application to the Council.

Following discussion with Planning Officers, the Council determined that the barn was 'reasonably necessary for the purposes of agriculture' and that its prior approval was not required.  The scheme was allowed.
